There’s plenty of room to configure furniture in the great room, making it a space that’s well-suited to entertaining — or kicking back to watch a movie.

If there’s one quality realtors tend to emphasize about a home more than any other, it would have to be location.

That makes sense, because a home’s location — whether in a central neighbourhood that provides quick access to all areas of the city, or a setting that provides an unsurpassed sense of peace — is ultimately what makes it a special place to live.

Indeed, when you first lay your eyes on the bare-land condo — it was custom built in 2010 — two thoughts hit you at once.

First, you can’t help but admire how regal it looks with its stately Hardie Board and stone exterior. Second, you can hardly believe how quiet the surrounding area is.

“You couldn’t ask for better placement,” MacAngus says. “When you arrive here, all you hear is the birds singing and maybe the wind rustling the leaves on the trees. You feel like you’re out in the country, yet you’re still in the city, which is another bonus.”

Then, once you step inside the condo, a long, tiled foyer with high ceiling ushers you inside with its quiet, understated style and you feel like you’ve stepped into a brand-new show home.

“Even though it’s 10 years old, it’s in incredible shape throughout. The tile in the foyer is in perfect shape and the hardwood floors are simply pristine,” MacAngus says.

Add an 11-foot-high ceiling and rear wall of windows to the design mix, and you have a main living area that draws you in with its wonderful synergy of warmth and natural brightness.

Looking out the large windows at the natural setting behind the home, you’re enveloped by a sense of space, freedom and tranquility.

At the same time, the stylish finishes in the main living area appeal to your sense of style, adds MacAngus.

“In the kitchen, the 11-foot ceiling allowed for tall, country-white cabinets that go perfectly with a mocha-tile backsplash and brown-granite countertops. There’s a pantry, and a large island with a double sink that seats four. The large dining area is surrounded by windows, and there’s a garden door between it and the great room that connects to a three-season sunroom.”

He notes the adjacent great room finishes off the main living area splendidly.

“Tons of natural light absolutely pours in through its rear wall of windows all day long from the south. There’s tons of room for a sofa, love seat and chairs, and plenty of room for a big-screen TV on the side wall. It’s perfectly positioned for entertaining or kicking back to watch a movie.”

The main floor is then capped off by the primary bedroom, which was placed in its own secluded spot behind the gorgeous great room.

“It’s one of the nicest primary bedrooms I’ve seen with its combination of natural light, warmth and luxury,” MacAngus says. “The view through the big three-piece window on its rear wall is spectacular, as is all the sunlight that pours inside. There’s also another garden door that connects it to the three-season sunroom, where you can enjoy a coffee, and the view.”

Because the sprawling unit is more like a single-family home than a condo, it also offers plenty of livable space downstairs.

Not only is there around 1,500 sq. ft. of finished space, it also comes with a garden door off the huge family room that leads out to a covered patio.

“What can you say? The fact it comes with a walk-out lower level is just a crowning touch on what is an incredible home,” he says. “Take the garden door out to the patio, and you get a panoramic view of the creek and river behind the unit. Even in the fall when most of the trees have lost their leaves, it looks amazing.”

The same word applies to the lower level, he adds.

“The family room is big and bright and comes with a gas fireplace, and there’s two more large bedrooms and a full bath, plus loads of storage. It’s like a second home downstairs.”

MacAngus says the thoughtfully designed condo is the total package.

“Just for the spectacular setting alone, it’s a must-see. At the same time, you’ve got a like-new, custom-built, stand-alone condo in a quiet, choice location. It really doesn’t get any better.”
