Building an infill home isn’t as simple as coming up with a design and then plunking it down on a lot to replace the home that once occupied it. The reality is much consideration must be given to its overall design.

First and foremost, it should fit in with the neighbourhood. Second, it’s imperative that it be built to last — and its floor plan must possess contemporary function.

Brett Castelane of Century 21 Bachman Associates says a nine-year-old bungalow at 472 Centennial St. in north River Heights possesses all those essential characteristics.

"The first thing you notice about the home is that it fits in perfectly with the neighbourhood," he says of the 1,738-square-foot home, which was built in 2012 on a lot that is 50-feet wide. "It’s also not a quickly built spec home. The builder has actually lived here for the past nine years and would be staying if circumstances were different."

The well-kept home looks like a River Heights classic from the outside thanks to a cultured stone and stucco exterior that also gives it a clean, fresh look, yet allows it to fit in seamlessly with the surrounding homes.

The interior, however, is thoroughly modern right from the outset. A generous, tiled foyer leads directly into a wide-open great room that features a living room at the front, dining area in the centre and kitchen to the rear. Turns out, the home also features a bit of a twist on a split floor plan. Instead of placing the secondary bedrooms and primary bedroom on opposite sides of the home, the two secondary bedrooms were staggered. The first bedroom was placed to the left of the foyer, while the second bedroom was nestled in a compact wing opposite the dining room along with a luxurious main bath. A 12-foot-long wall opposite the dining area was then used to smartly separate the second bedroom from the primary bedroom.

"The first bedroom could be used as a bedroom or office, while the second has easy access to the main bathroom," says Castelane. "That leaves the primary bedroom, which is in its own private wing along with the main floor laundry room. There’s also a big, tiled back landing/mudroom behind the kitchen."

The primary bedroom is absolutely stunning. "It’s just a private, wonderfully appointed space," he says. "The bedroom is nice and big, the walk-in closet is huge, and the ensuite is absolutely gorgeous with its soaker tub, walk-in shower, tile floor, obscured glass window and white vanity with quartz countertop and dual sinks."

Add in a fully finished lower level with a media room/games area, potential kitchen area (with island, sink and cabinetry, office, fourth bedroom and full bath, and you have a move-in-ready home that has much to offer an empty nest couple or a growing family.
