Tranquility reigns in the primary bedroom, which offers a beautiful river view from on high.
No matter how great a vintage home is, it can always be improved upon.
That’s exactly the case with a venerable 1938-built dwelling found on a fetching riverside lot at 207 Kingston Row in storied Elm Park, says Amber van den Broek of Re/Max Executives Realty.
“The home was re-imagined, expanded and rebuilt to modern standards by Macanta Design Build in 2022,” she says of the 2,409-sq.-ft., two-storey residence. “It was a complete rebuild from the studs from the ground up. The thought put into the design of the home is exceptional.”
That attention to detail is on display from the moment you set eyes on the house.
With its tri-peaked roof and soft-taupe acrylic-stucco exterior, it blends in seamlessly with the other majestic abodes that line either side of the mature, well-treed street. Van den Broek says that lays the groundwork for what you find inside.
“A beautiful arched entryway sets the tone for the home — every detail and design choice was made with the intention of honouring the original build,” she says. “When you step into the main living area, everything feels just right.”
In essence, the area offers a perfect blend of natural light, seamless flow and warmth.
“Fir beams frame the living room with warmth, while arched doorways, glass hardware and a curved staircase add a classic, custom feel,” van den Broek says. “The home was purposely designed around its original charm with every element purposely and thoughtfully chosen.”
The fir beams were ingeniously used, adding character while simultaneously dividing the main living area into two distinct spaces.
A lovely living room with wood-burning fireplace set in a gorgeous stone surround starts the inviting area off in cosy style. The river view through a huge window on its rear wall is stunning.
A six-foot-wide entrance then provides access to the kitchen and dining area, while a cutout wall behind the living room ensures light flow isn’t compromised.
“The kitchen and dining room, as well as the primary bedroom and garage, were all added to the home,” says van den Broek. “The kitchen, which was designed by Rosehill Millwork, is a showstopper with an appliance garage, integrated fridge and cooktop, honed-quartz countertops and gorgeous custom cabinets.”
Then, there’s the dining area.
“It’s not hard to imagine having dinner with guests with the amazing river view in the background,” she says. “It perfectly complements the kitchen.”
As it turns out, the adjacent space, an office with a rounded doorway, offers another touch of magic.
“It comes with a two-piece bath, a Murphy bed and a patio door on its rear wall that connects to a heated four-season sunroom that’s currently being used as a gym. It has direct access to a fabulous backyard that offers a hot tub, sauna and spectacular river views,” van den Broek says.
An original curved staircase with wrought-iron railing and spindles (a thoughtfully-designed main-floor laundry was placed across from it) then provides access to the home’s upper level.
“I think the first thing that strikes you about it are its thoughtful sightlines — there’s so much natural light and the views are amazing all around,” van den Broek says. “And as far as the home’s origins are concerned, the staircase isn’t the only design feature that was carried over from the original home. The main bath is original from the penny-tile floor to the tub with its arched entry.”
The bedrooms are also oversized, with the smallest one checking in at about 10-by-10-feet. The other two are huge, says van den Broek.
“As large as the new primary bedroom is, the other secondary bedroom, which was the original primary bedroom, is even bigger. At 12-by-19-feet, there’s little doubt that the kids will fight over it, it has so much to offer.”
Finally, there’s the primary bedroom, which is the complete retreat.
“It offers an amazing river view, vaulted ceiling, huge walk-in closet with custom storage and a serene, spa-inspired ensuite that comes with a vaulted ceiling, steam shower, soaker tub, heated floor and dual vanity,” van den Broek says.
The fully re-engineered lower level — which holds a rec room, egress bedroom and full bathroom — then completes the residence in fresh, practical style.
“Concrete was re-poured over the existing piles, and all new mechanicals were put in,” says van den Broek. “This is a legacy home, built to enjoy for decades to come. The craftsmanship and quality put into it has created a special home filled with heritage charm and modern function.”
