When promoting a home, a realtor will often describe it as being "move-in-ready".
In many instances, the term tends to be, ahem, rather nebulous.
As many home buyers have realized after the fact, the home they just bought would be classified as partially move-in-ready at best.
Andrea Wiebe of Realty Executives First Choice says her listing at 951 Campbell St. in River Heights South is truly move-in-ready.
"The home has been upgraded extensively over the past eight years by the outgoing owners," she says of the 2,240 sq. ft., two-storey home, which was built in 1972. "It’s absolutely filled with upgrades."
Indeed, the list of upgrades is impressive: eaves and soffits (2013), kitchen, windows and exterior doors (2015), garage door (2016), backyard deck (2020), Bosch dishwasher (2020) and shingles and high-efficiency furnace (2021).
Add pride of ownership to all the upgrades, and you get an impeccably maintained home that shines from start to finish, says Wiebe.
"The first thing you can’t help but notice when you walk in is the Brazilian tigerwood hardwoods that run throughout the main floor and second floor," she says. "They’re just gorgeous with the varying shades of brown in them. They give the home such a rich, warm feel."
At the same time, large, well-placed windows including a huge picture window on the living room’s rear wall, big window on the side wall next to the dining area and a large window over the double sink in the kitchen, allow plenty of natural light to flow into the home.
"One of the nicest areas in the home is the spacious dining area," Wiebe says. "Not only is it just steps from the kitchen, but it’s also next to a double garden door that lets in more light and leads out to an amazing backyard with deck, patio, firepit, gardens and a wonderful insulated, double-detached garage with workshop."
Then there’s the kitchen, which is truly a chef’s dream.
"The owners love to cook and entertain, so they put in what is essentially a commercial kitchen. There’s a 14-foot island that seats seven, tons of espresso oak cabinets with under-cabinet lighting, granite countertops, tons of pot drawers, a tile backsplash, gas range and commercial stainless fridge."
Wiebe adds that an area to the side of the kitchen adds even more function to the home’s main floor.
"There’s a powder room and a huge main floor office tucked neatly out of the way. It’s a perfect area for someone who needs to work from home, or has a home-based business."
Turns out, there are no disappointments upstairs, either.
The home’s generous square footage comes into play, allowing for four huge bedrooms and a roomy main bath. Like the main floor, the gleaming Brazilian tigerwood hardwoods run through every space with the exception of the main bath, which comes with a tile floor.
"All the bedrooms are really big," she says. "Kids will have plenty of room to grow into in the three secondary bedrooms, while parents will like all the space and light in the primary bedroom, which offers a double closet and a spacious two-piece ensuite with a laundry area and dressing area."
Head downstairs, and you find a third livable level in the form of a finished basement that’s loaded with potential.
"It’s been designed to possibly be used as a basement suite — it just requires an egress window to meet code," says Wiebe. "There’s a kitchenette, fridge, three piece bath, laundry area and more. If you don’t want to use it as a suite, it works perfectly as a rec room."
Last but certainly not least, there’s the home’s location.
"You’re central to everything — transit, shopping, restaurants, services and great amenities such as the Reh-Fit Center and Taylor Tennis Club," she says. "And you’re just a short drive from downtown. This home is in a great spot, and is really in move-in-ready condition."
