Sage Creek two-storey better than new

A stucco and cultured stone exterior gives this Sage Creek two-storey tons of curb appeal.

Function, style and light abound in the delightful eat-in kitchen.

The lower level offers a rec room with bar, media area, fourth bedroom and full bath.

A gas fireplace with stone surround and entertainment unit is the focal point of the cosy family room.

There’s an immediate sense of volume in the formal dining room.

Over the past 14 months, the local real estate market — like the rest of our lives during the COVID-19 pandemic — has been turned upside down.

Due to stay-home-restrictions that encouraged people to work from home, home sales increased dramatically as families searched for a home that was better equipped to handle a lifestyle that saw them spending more time at home than ever before.

Unfortunately, the pandemic has also resulted in a lack of inventory on the resale side.

Consequently, sales of new homes skyrocketed. Little wonder, as families could choose a new home design that offered the square footage and versatility they needed.

As attractive as new homes

are, it does mean the buyers need to wait for the home to be built, and then complete it by building a fence, putting in a backyard deck and developing the lower level.

Because there are no such issues associated with this like-new, two-storey home located at 188 Blue Sun Dr. in Sage Creek, Jeff Brown of Sutton Group-Kilkenny Real Estate says this is the perfect pandemic home.

"There are places to work, to study, be together and spend time apart. Unlike a brand-new home, all you need to do is move in and enjoy — everything is right here waiting for you," he says of the 2,092 square-foot residence, which was built in 2011.

Although the home is 10 years old, it looks nearly new thanks to a striking exterior that combines an eye-catching tri-peak roofline with a soaring, covered entranceway and stylish stucco and cultured stone exterior.

Then, you’re met with an immediate sense of volume when you step inside.

"The foyer is absolutely incredible with its 14-foot ceiling," says Brown. "It then gets better, as the dining room, which is separated from the foyer by a cool one-third height wall, has an 18-foot ceiling. All kinds of natural light pours inside through a huge window over the entry doors, and a big vertical window on the dining room’s front wall."

Take a few strides forward, and you then find yourself in a bright, wide-open main living area that uses different shades of brown to endow it with a warmth that runs through the entire area.

"I just love the natural maple hardwoods that run through the entire great room — they’re bright yet warm at the same time," he says. "The eat-in kitchen, which is tucked away to the right, offers a granite island with eating nook, loads of espresso cabinets, a gorgeous tile backsplash, corner pantry and stainless appliances."

He adds that the dinette area — which occupies the kitchen’s rear quadrant — is a special space.

"A massive window on its rear wall lets in amazing amounts of sunlight, while a patio door next to it leads out to a huge, 20-foot by 20-foot piled deck and a big, fully-fenced backyard that’s great for the kids to play in."

Head upstairs via the natural maple staircase, set off beautifully by espresso maple trim and satin bronze spindles, and you arrive at a mezzanine level that proves to be anything but an afterthought.

"It actually holds an incredible home office," says Brown. "There’s a huge window on the wall that allows tons of natural light to flow inside, while a built-in desk and wall with built-in shelving makes it perfect to use as a study area for the kids, or as a home office."

A brief three-step staircase then takes you up to the bedroom wing, which features an exceptionally family-friendly layout.

For starters, the primary suite was placed to the immediate right of the stairs, while the secondary bedrooms were set down a hallway to the right, with the main bath and laundry room tucked away in their own semi-enclosed area.

"The layout is simply sensational, it provides the separation that families need to stay sane," he says. "The primary bedroom is a luxurious retreat that comes with a deluxe five-piece ensuite, huge walk-in closet and huge window that lets in tons of natural light. Both of the kids’ bedrooms are a great size, and the bathroom and laundry room are perfectly-placed."

Ascend to the home’s lower level and you find a fully-finished basement that adds to its already high function level.

"It was professionally finished, and features a rec room with gorgeous maple wet bar with tiled backsplash and granite countertop, media area with projector and screen, full bath with heated floor and and additional bedroom. There’s plenty of storage space, too."

Brown says the impeccably-maintained home is ready to go.

"What can you say — it’s completely done from A to Z. More than that, it’s a beautifully-designed family home in a great neighbourhood with all the services you need right at your doorstep. You can just move in and enjoy, something you can’t do with a brand-new home."
