The great room is a warm, functional area.

When marketing a resale home, realtors will often say how it is in show home condition.

In some instances, such a claim is an overstatement.

That’s definitely not the case with the 1,990 sq. ft., two-storey home found at 6 Purple Sage Cres. in Sage Creek, says Jennifer Gulay of Royal LePage Alliance.

"Not only is this home in fantastic shape and in move-in-ready condition, but it was also actually a Qualico Homes show home back in 2012," she says. "Because of that, it comes with a bunch of upgrades that you wouldn’t normally get."

In essence, it is loaded and lacking in nothing.

"This home comes with the advantages of having a new home, but you don’t have to do any work to fill it out," says Gulay. "Everything’s been done from the landscaping, to the backyard deck, to the basement. You don’t have to wait for the grass to grow, or spend extra money on a deck or to finish the basement. That’s a real advantage."

That said, all the extras would amount to nothing without a functional layout. The home delivers on that front, too.

Gulay says a pair of subtle design details combine to give the super-sized area a warm, unified feel.

"Both the kitchen and dining area are defined by maple pillars that basically run through the centre of the great room - they add warmth and stylishly divide the kitchen/dining area from the family room," she says. "And an earthy colour palette featuring rustic laminate plank flooring, different shades of brown and maple cabinets also gives the area a cosy feel."

Meanwhile, function and drama also co-exist in perfect harmony inside that cosy envelope.

There’s plenty of space to prep meals in the kitchen on its seven-foot island, while the adjacent dining area, with its cantilevered sideboard area (with transom window above), has ample room for a table that can accommodate as many as 10 guests.

"There’s also a patio door that leads out to a gorgeous covered deck, which was one of the show home upgrades," Gulay says. "You can visit there after dinner, or head over to visit in the family room, which is a grand space with its 18-foot ceiling, floor-to-ceiling windows and cultured stone/maple entertainment unit with ribbon-style gas fireplace."

An angled staircase, which is defined by maple railing with wrought-iron spindles and carved neatly into the wall next to the family room, then takes you up to the second floor, which features a sensible yet stylish design.

"I really like the layout," she says. "The two kids’ bedrooms were placed to the left of the stairs, with the main bath in the centre and the master suite off in its own area to the right. Parents will really like how well-separated the bedrooms are."

They will also like their bedroom, which is everything a master suite should be.

"It’s naturally bright, spacious and comes with a big walk-in closet that’s hidden behind bi-fold doors," says Gulay. "A luxurious ensuite with heated travertine tile floor, jetted soaker tub, shower with travertine tile surround and maple vanity with quartz countertop and storage towers finishes the bedroom off perfectly."

A fully finished basement with media area, office/workout area, fourth bedroom, three-piece bath and plenty of storage space then completes the home.

"The new owners can make the office/workout area into whatever they want it to be.
