Spacious home loaded with features and move-in ready

This large two-storey home in Richmond West has been extensively renovated.

The primary bedroom’s large window provides an elevated view of the beautiful backyard.

The family room has a gorgeous coffered ceiling and wood burning fireplace.

The updated kitchen is a spectacular yet practical space.

There’s plenty of room to dine in style with family and friends in the spacious dining room.

One of the major issues associated with purchasing a resale home is that no matter how move-in-ready it’s advertised to be, it always seems like there’s one or two projects to tackle.

With that thought in mind, home buyers often their attention to a new home, thinking that with everything being brand new, all they’ll have to do is move in and live happily ever after.

As anyone who’s ever bought a new home knows, that isn’t necessarily the case.

Truth be told, there can be lots of projects to undertake, from landscaping, to building a backyard deck and — last but certainly not least — finishing the basement.

Which is why it makes sense to buy a resale home that’s been thoroughly updated, and that already has those key features in place, says Glen MacAngus of Royal LePage Top Producers.

“This truly is a turnkey home,” he says of 70 Groveland Bay, a 2,073 sq. ft. two-storey home that was built in 1985. “It’s been meticulously maintained and has been extensively renovated and updated over the last eight years or so.”

The first hint of the home’s impeccable condition and design is its exterior, which is clad with brick and complementary brown siding. A grey garage door also adds a nice, modern touch.

Once inside, everything looks crisp, clean, and modern.

“One of the first things you notice is the flooring,” says MacAngus. “It’s a gorgeous wide plank engineered oak, which flows through the entire main living area from the foyer right through the living room, dining room, kitchen and into the family room. Taupe walls and four-inch white baseboards also add to the modern feel, as do the flat, painted ceilings. No stipple here.”

At the same time, natural light flows freely through the home courtesy of large, well-placed windows.

“Most of the windows are almost new — they were installed in 2022,” he notes. “A bay window on the living room’s front wall lets in tons of light, as does a large window on the dining room’s rear wall. There’s absolutely no shortage of natural light in this home.”

There’s also no shortage of function, either.

The living room is huge, offering plenty of space for furniture, making it ideal for visiting with guests after dinner.

Likewise, the dining room is also plenty big, effortlessly holding a table for eight. If more dinner guests show up, the table could easily be extended to seat 12.

Then, there’s the adjacent kitchen, which is unquestionably the main floor’s showpiece.

“It’s just spectacular,” MacAngus says. “The quality is incredible with solid wood cabinets and maple doors, quartz countertops, a gorgeous ceramic tile backsplash, Silgranit kitchen sink and a 10-foot-long island with eating area that seats four. It also comes with a built-in 36-inch induction cooktop, two pantries with pullouts, two spice drawers, and soft-close drawers.”

The area is then completed in cozy style by a lovely family room that beckons to you with its coffered ceiling and wood burning fireplace.

“It gives you another space to spread out and visit with friends and family when they drop by. In spring, summer, and fall, you can take a newer garden door next to the family room out to a private, fenced yard. It has a large deck and has been tastefully landscaped.”

Head upstairs, and you find an area that offers all kinds of family friendly function.

There’s not only a beautifully updated four-piece bath with heated hexagonal tile floor and air jet soaker tub set in a grey tile surround, but four large bedrooms.

“As is the case on the main floor, the floor plan is excellent,” he says. “There are two bedrooms on either side of the hallway, which balances out the area nicely. The three secondary bedrooms are big and bright with LED lighting and new doors.”

MacAngus adds that the primary bedroom is a sight to behold.

“The only way to put it is that it’s just an awesome space. It’s spacious and filled with natural light, and the view of the backyard below is amazing. There’s a large walk-in closet behind bi-fold doors, and a remodelled ensuite with heated hexagonal tile floor and a gorgeous walk-in shower with tile surround.”

Add in a fully finished lower level with rec room, office area, a three-piece bath, flex space and large mechanical room with updated furnace — plus lots of storage — and you have a comprehensively updated, move-in-ready home.

“No detail has been missed,” he says. “Not only has the home been extensively updated, but it’s in a mature area that’s close to all amenities and all levels of school. It’s a turnkey, must-see home. There’s no reason to buy new when you can find a resale home like this.”
