Refined and ready in North Kildonan

Apartment style condo a pleasure to spend time in

This spotless suite is situated in a quiet concrete and steel building just steps from the Red River and a host of amenities.

Style and function intersect seamlessly in the functional island kitchen.

The well-positioned primary bedroom is a restful, light-filled space.

The ensuite offers a welcome touch of luxury with a walk-in shower and elegant vanity.

The main living area offers exceptional style and flow from start to finish.

Poll empty nest couples and young couples about looking for a new place to live, and you’d likely get the same answer: the process is very challenging.

The reason for that is simple. Both are looking for a home that offers value, livability, and location.

At the same time, they want a home that’s in move-in-ready condition and is priced under $375,000.

That’s quite the list of prerequisites. To say the least, it might be classified as being a bit on the ambitious side.

Jeff Brown of Sutton Group – Kilkenny Real Estate says that he recently listed an eight-year-old apartment style condominium that checks all the boxes on that list.

“I think the first thing that stands out about this two-bedroom, two-bathroom suite is that the building it’s in isn’t wood frame construction — it’s concrete and steel,” he notes. “That makes for a solid building and a very quiet suite. You come home to peace and quiet, and that’s a huge feature. The quality of construction here is incredible.”

Brown adds that the suite is also exceptionally livable.

“I absolutely love its floor plan — a lot of thought was put into it. It’s a split floor plan, with the main living area in the center and the laundry/storage room and secondary bedroom to the left. The primary bedroom in its own private spot on the opposite side.”

In essence, both bedrooms are well-compartmentalized, making them well-suited to both empty nesters and young couples.

“Because the secondary bedroom has a four-piece bath next to it, it could be used as a guest suite when you get out-of-town visitors,” he says, adding that the bedroom could also double as a home office if you put in a Murphy bed. “Or, if you have a young child in the bedroom, the bathroom is just steps away, making it perfect for running them in for a quick bath at night.”

Meanwhile, the primary bedroom offers a fetching combination of privacy and function.

“Couples of any age will love the fact that they’re in their own little wonderfully appointed world,” Brown says. “The bedroom is big and bright, with a huge walk-in closet set between it and a fabulous three-piece ensuite with a walk-in shower and white floating vanity with a gorgeous brown quartz countertop.”

Then, there’s the main living area, which is a pleasure to spend time in.

“I love the bright, open-concept layout,” he says. “All the available space has been used very well. The island kitchen is just the perfect size, and comes with quartz countertops, a beautiful tile backsplash, tons of modern white cabinets and stainless-steel appliances.”

And because the suite is over 1,000 sq. ft., the dining area — which is positioned perfectly between the kitchen and family room — is not the size of a postage stamp.

“Almost unbelievably, you can fit in a table for six without any issues. Not only that, but there’s still plenty of room to move between the table and the island, and the table isn’t overlapping into the living room. You never feel like space is lacking, and flow between spaces is amazing.”

Finally, there’s the family room, which is deceptively large.

“It’s huge,” says Brown of the generous space, which measures in at an impressive 14.7 feet by 12.5 feet. “That makes it perfect for entertaining, as you can fit in a sofa, love seat and coffee table without sacrificing flow.”

At the same time, a glass-filled rear wall makes for a naturally bright space that’s as well-suited to watching a movie as it is to visiting with company.

“It faces south, so sunlight pours in all day long through a huge window and patio door with glass centre. The door then provides access to a covered nine-foot by five-foot Duradeck balcony with low-maintenance aluminum railing.”

He adds that the spotless suite also offers several house-like amenities.

“You get your own furnace, which gives you forced air heating and cooling. The suite also comes with two parking spots, one indoor and one outdoor, so you’re covered if you have two cars. The location is also sensational, as you’re steps away from the Red River, shopping, transit, restaurants and more.”

Brown says the move-in-ready unit offers excellent style, livability, and value.

“It’s in like-new condition with nothing to do, unlike a 50-plus-year-old house that might need a ton of updates. All you need to do is move in and enjoy this stunning, beautifully designed suite.”
