Room to play

Large lot a hiker's, dirt-biker's and go-carter's dream... and the house is pretty sweet, too

Turning the garage to the side presents a facade that’s not dominated by a 16-foot garage door.

The luxurious kitchen overlooks a large great room that features a wall of windows looking out over the backyard.

Plenty of space downstairs to customize the lower level.

The large window in the master suite lets in plenty of light and frames the country vista beyond.

A large steam shower adds a luxurious touch to the master ensuite.

The deck and patio look out over a five-acre lot complete with moguls for dirt biking and a go-kart track.

The large lots on the sideroads that run off St. Mary’s Road south of the city offer the chance to build the home of your dreams, while outfitting the yard for exactly how you want to play.

That’s just what the current owners did at 650 Fraser Rd., says Dave Spiers of Royal LePage Dynamic Real Estate.

"The home was designed to be a safe, secure place a family could live just outside the city, yet have their own activity centre," says Spiers, adding that the front drive is guarded by an automated security gate. "Outside, there’s a huge, gorgeous backyard with deck and moguls for dirt-biking, a go-kart track and a series of wooded walking trails in the forest to the west."

The sprawling 1,856-sq.-ft. raised bungalow — which including the lower level offers more than 3,500 sq. ft. of living space that includes five bedrooms and three-and-a-half baths — is the prototype for what a modern country residence should be.

"This home was built in 2013 to the highest standards — on piles, with an ICF (Insulated Concrete Form) foundation, structural wood floor, web joists, R27 wall insulation and R60 attic insulation," he says. "The outgoing owners are some kind of fussy."

Not to mention very forward thinking, adds Spiers.

"They also installed a south-facing solar panel system that stores energy to supply the home with electricity. It makes for one very energy-efficient home."

Inside, the floor plan — and attention to detail — is exceptional.

Access to the home comes from two points: the front door, or from a massive, 1,300-sq.-ft. attached garage (with 16- and 19-foot ceilings) that occupies the home’s west side.

"When you come inside, you walk into a huge, tiled laundry/mudroom with laundry area powder room, storage and a doorway that takes you right into the kitchen. The home offers tons of function right off the hop."

That function carries through into the kitchen, which looks out onto a rather incredible great room.

"A series of four south-facing windows on its rear wall provides amazing country views and floods the open island kitchen with natural light," says Spiers. "Cappuccino hardwoods warm up the entire area, while the kitchen offers loads of espresso maple cabinets that contrast with the white island, off-white quartz countertops, a beautiful tile backsplash and stainless appliances."

The entertainment-friendly area is finished off by a dining area for six, spacious family room with modern entertainment centre — and a door to the right of the kitchen that provides access to a special space: a screened-in porch.

"It’s where the family spends much of their time in the summer. It overlooks the backyard and the gorgeous countryside, and opens out onto a deck and patio area with fire pit. Best of all, you can eat dinner without being bothered by bugs."

A wing to the left of the family room then finishes off the main floor.

"There’s a flex room between the hallway and family room that could be used as a dining area, sitting area or study area," he says. "The wing holds three bedrooms and the main bath. The two secondary bedrooms are huge with big windows, while the master suite is an absolute gem."

No overstatement there.

The bedroom comes with cappuccino hardwoods that generate plenty of warmth and a large window on its rear wall that lets in lots of natural light while it perfectly frames the countryside behind the home.

"It’s a true retreat," says Spiers. "The ensuite is particularly impressive with its huge, tiled soaker tub, tile floor and luxurious steam shower."

Finally, there’s the fully finished lower level, which adds another 1,700 sq. ft. of livable space to the immaculate abode.

"Once again, the outgoing owners overlooked no detail. There’s a huge, bright rec room with entertainment area and kitchen, two more bedrooms, a full bath, storage area and mechanical area with electric furnace, HRV and two Marathon hot water tanks."

Spiers says families looking for a safe, secure place to call home should check out 650 Fraser.

"It truly offers the best of city and rural benefits," he says. "You’re just five minutes from the Perimeter in a structurally superior home that has everything a family needs, including a huge, heated garage and cool little cottage in the woods. It’s very unassuming from the outside, but once you see it up close, you see that it has so much to offer."
