The lower level is perfect for a media area or play space.
The family room offers a fireplace and patio door leading to a deck.
The remodelled kitchen is filled with fabulous finishes.
The primary bedroom is a spacious, light-filled retreat.
Suffice it to say there are few if any 94-year-old homes in River Heights like 344 Brock St., says Scott Moore of the RE/MAX One’s Moore Group.
“This home is basically two homes in one,” he says of the sharp-looking two-storey home. “The original home was built in 1931. However, a little more than 50 years later, in 1983, an addition was made to the back portion of the home.”
Not only did the addition add a significant amount of square footage to the home — it now checks in at 2,349 square-feet, considerably larger than its original footprint — but it also changed the home’s personality.
“Take the front of the home,” says Moore. “You walk into a roomy foyer with oak hardwoods and an original oak staircase that works together with a classic center hall floor plan. The only hint that there’s something different about this home is a chic, modern light fixture instead of a chandelier.”
Like most River Heights homes from 1931, the wide hallway comes with a wide doorway to the right and another door at the end.
As is customary, the doorway to the right leads directly into a large living room.
“It’s what you’d expect — there’s a huge window on the side wall, and a wood burning fireplace with white brick surround and two awesome piano windows above it on either side. Of course, there’s a white ceiling with crown molding, and the gorgeous oak hardwoods.”
Then — as is often the case — a double-wide doorway with French doors on the left-and wall ushers you into a large dining room that’s elegantly defined by a medallion ceiling with crown molding and large, beautifully-framed windows on the side and rear walls.
Moore says the home’s decor significantly changes the instant you walk through the doorway joining the dining room with the kitchen.
“This is where the addition begins,” he notes. “At first, the only thing you see is a beautiful tile floor. Then, you round the corner and see the kitchen.”
Suffice it to say doesn’t even remotely a kitchen from the 1930s.
“It’s absolutely huge, a real chef’s kitchen with an island with a built-in Thermadore induction cooktop, tons of cabinets, a tile backsplash, quartz countertops and a Jenn-Air fridge. There’s also a huge window over the sink, and an eating area for four. There’s even room for a desk.”
He adds that things only get better from there.
“The addition also allowed for a family room with another wood burning fireplace to be positioned in a perfect spot next to the kitchen. It comes with a wood burning fireplace, and is surrounded by glass, including a huge window on its rear wall and a sliding patio door that takes you out to a private deck and fenced backyard.”
As might be expected, the addition also had a significant impact on the home’s second level.
“For starters, there’s three generous-sized secondary bedrooms that are perfect for young kids to grow into,” he says. “And there’s also a spacious four-piece bath with a classic tile floor that the kids can call their own.”
That leaves the primary bedroom, which, because it was built over the kitchen, checks in at a mind-boggling 20.6 feet by 10.2 feet.
“The only word that describes it is massive. Not only is the bedroom itself huge — it features a gorgeous, vaulted ceiling that adds to the feeling of space — but it also comes with a big walk-in closet and an ensuite with walk-in shower that was updated in 2020 with a tile floor and new wall hung vanity,” Moore says.
That isn’t all the primary suite comes with, he adds.
“There’s also an amazing space across from the bed surrounded by four windows that can be used either as a sunroom, or in this case, as an office. It adds an incredible amount of character and natural light to the bedroom.”
Head downstairs, and you find another very welcome dash of utility.
“There’s a good-sized rec room that can serve as a nice hang out for the kids,” says Moore. “They can watch TV, play or play video games downstairs while their parents relax upstairs.”
Add a prime location to the home’s fabulous blend of classic and modern design features, and you have a home that has much to offer a family looking for a character-filled, move-in-ready home.
“You can walk to restaurants and shops on Corydon and Academy, take the bus to Jets games and meander over to nearby parks and community centers. All sorts of schools are also close by,” he says. “And with all the upgrades — which include many newer windows — you have a turnkey home that’s ready and waiting for a family to enjoy life to the max in.”
