The open-concept great room features a user-friendly floor plan that offers a seamless combination of style and function.

The kitchen features a roomy, chef-friendly interior and plenty of cabinet and counter space.

The primary bedroom is a bright, spacious retreat that comes with a big walk-in closet.

The lower level offers a bright rec room with a media area and office space next to a huge window.
One of the most fascinating aspects of living in Winnipeg is that you can find cool little pockets of newer homes within established neighbourhoods.
Take St. Vital, for example.
Its Bright Oaks neighbourhood, which is situated south of Bishop Grandin Boulevard and east of St. Marys Road and bordered by River Road on its southernmost extremity, is something of a hidden gem.
Carved neatly into a mature area populated by tons of mature trees, it exudes a rustic feel, with most of the homes in the area dating back to the nineteen sixties and nineteen seventies.
That is, except for a small pocket of homes found on a tranquil bay just north of Riverbend Avenue, says Michael Leclerc of Royal LePage Top Producers.
The home I just listed at 31 Bethray Bay was actually custom built in 2000, he says of the well-maintained bi-level, with offers about 2,000 sq. ft. of total living space. Homes like this are in a super-quiet, child-friendly location just minutes from amenities like schools, shopping and community clubs are tough to find.
Leclerc adds that the home is also a step or two above the norm because it was custom built.
It comes with extra features that you dont see in, say, a rather generic infill home, he notes. This home comes with a silent floor system, in-floor radiant heating, central vac, and even in-floor heating in the garage. It also has an electric furnace to provide air conditioning in the summer.
Just as important, the home is also a pleasure to spend time in thanks to a floor plan that brilliantly utilizes every inch of available space.
A sunken foyer set down seven steps from the main floor provides a bright, spacious entry point.
Take the wide staircase upstairs, and you find yourself standing in an open-concept great room with a living room to the left, peninsula kitchen straight ahead and dining area to the left.
The living room is defined beautifully by a one-third wall, while the kitchen is defined by a peninsula with raised breakfast bar, Leclerc says. The dining area, which can seat anywhere from six to 10 people, is to the left of the kitchen. A patio door behind it leads out to a two-tiered backyard deck.
Not only is there plenty of room to move around within and between each space, but theres also lots of natural light.
A big bay window on the living rooms wall combines with the front door, patio door behind the dining area and a large window over the kitchen sink to let in plenty of natural light, he adds. You never feel like youre lacking space or light.
Likewise, you never feel like youre disorganized, either, as the great rooms well-organized aura extends into the homes bedroom wing, which was tucked away to the right of the kitchen.
It holds two closets, a nicely appointed four-piece bath and a bright, good-sized primary bedroom at the end of the hall. It offers a large window and walk-in closet and is just steps from the bathroom.
The meticulously maintained home is then completed by a fully finished lower level that takes its overall livable square footage up to the 2,000 sq. ft. mark.
One of the primary advantages of a bi-level home is that its basement is raised, says Leclerc. That allowed for a huge window that allows loads of natural light to flow into an office area next to it and the media area next to it. It also offers a third bedroom, three-piece bath, and plenty of storage space.
Families looking at buying a new home should look at 31 Bethray before taking the plunge, he adds.
Theres no need to buy new when you can find a home like this move-in-ready with everything done, and in a mature neighbourhood close to everything a family needs, he says. Not only that, but you can save yourself $100,000 or more, and you wont have to wait a year or two for the home to be built.
