When people think of luxury homes, they visualize lakeside walk-out homes in communities such as Bridgwater Trails or lavish homes in areas such as Tuxedo.
Rarely, however, do they think of Southdale.
That’s understandable, as while Southdale is underrated for its beauty and wonderful cross-section of home designs, it’s not necessarily viewed as an area where you’d purchase a luxury home.
Until now, that is, says Carla Arnason of Re/Max Executives Realty.
"I just listed a 1,504-square-foot bungalow on a quiet street that’s been completely updated, and that will please even the fussiest buyer," she says. "It’s been renovated from top to bottom and is a true luxury home."
Prior to the renovations, the 46-year-old home was solid but dated. The renovations totally transformed it, Arnason says.
"Take the foyer and the main living area, for example. Before the renovations, the foyer was a closed-off space, while the kitchen was also closed off with a narrow doorway being its only access point. A cut-out was placed on the wall to the right of the foyer to open it up to the living room, while the kitchen’s front wall was removed."
Those two alterations dramatically changed the look and feel of the foyer, kitchen and living room.
Now open to each other, light flowed freely between the spaces, creating a bright, airy atmosphere. At the same time, traffic flow improved exponentially, thanks to a floor plan that was taken from archaic to contemporary in one fell swoop.
Arnason says the kitchen and living room are simply spectacular.
"The kitchen is an absolute dream, with its wood-trimmed entrance, beamed ceiling, quartz countertops, waterfall quartz island with sink, marble tile backsplash and grey soft-close cabinets. It also comes with stainless steel appliances, including an industrial fridge/freezer. There’s also a spacious dining area off it with picture window, wine rack, sideboard and custom art wall."
Meanwhile, the living room — which is just steps away — is equally striking, she says.
"Its huge bay window lets in all kinds of light and views of mature trees out front, while its fireplace, which features a grey brick surround, finishes it off perfectly. It’s ideal for visiting with guests after dinner."
Turns out, the renovations didn’t stop at the kitchen and living room. A new wall was inserted directly in front of the sunken, tiled foyer, creating an ultra-private bedroom wing that holds three bedrooms and a luxe four-piece bath.
"Every space in the bedroom wing is special," Arnason says. "The main bath has a tile floor and soaker tub with grey tile surround, while one of the secondary bedrooms comes with its own gorgeous ensuite and separate double closets. The other secondary bedroom is special in its own right, with a gorgeous textured ceiling."
Finally, there’s the amazing master suite.
"It was created by turning two bedrooms into one," she says. "Doing that created space for a mid-sized walk-in closet with built-in shelving and a stunning ensuite, with heated tile floor, custom glass/tile shower and beautiful white vanity with marble countertop and dual sinks."
As if the totally remodelled main floor wasn’t enough, there’s also a fully finished lower level to enjoy.
"Before the renovations, it was a super-dated ’70s basement. Now, it features a sitting/media area with fireplace, games area, fourth bedroom with walk-in closet and three-piece bath with its own sauna. The sauna gives you your own Thermea spa right in your own home."
You can then relax in the park-like backyard after enjoying an invigorating stint in the sauna, Arnason says.
"Its calling card is a covered patio that’s a perfect spot to watch the kids play from in the backyard, or sip a cold drink.
"It’s your own private getaway."
The beautifully remodelled home is also a viable alternative to buying a new luxury home, or a more expensive home in a prestigious area.
"With its total makeover, this home is a true luxury home that’s located in a fantastic, established neighbourhood close to so many amenities, including shopping and schools. There’s no landscaping to do, deck to build or basement to finish," she says. "All you’d need to do is move in and enjoy everything it has to offer — all this luxury for under $500,000."
