Spotless and ready to go in Sturgeon Creek

Updated bungalow offers superior views

This spacious bungalow is a family’s dream with four bedrooms and a finished lower level.

Bright, spacious and tastefully finished, the kitchen is a genuine gourmet’s delight.

Natural light pours into the living room and dining room through four huge newer windows.

The creek view behind the home is postcard perfect.

The lower level is fully finished and features a four-piece bath.

As the saying goes in real estate, location is everything.

That’s certainly the case with 289 Wharton Boulevard, says Carla Arnason of RE/MAX Executives Realty.

“This is only one of a handful of houses that back onto Sturgeon Creek,” she notes. “When everything is in bloom in the summer — the trees and all the grasses that surround the creek — the view is postcard perfect. Not only that, but there’s also a walking trail that runs along the creek that you can take walks on at any time. It’s an amazing location.”

Then, there’s the home itself.

Built in 1972, the bungalow is exceptional in one key aspect, says Arnason.

“What I really like about it is that it’s a really good size. Many bungalows you see tend to be in the 1,100 to 1,200 sq. ft. range. Not this one; it’s 1,380 sq. ft., which really makes a big difference in how livable it is.”

That extra 180 square feet makes a huge difference in the number of bedrooms on the main floor.

While many smaller bungalows might have three smaller bedrooms populating the main floor, 289 Wharton — thanks to that extra square footage — has four.

“For families, that’s a big deal,” she says. “In this case, all three of the secondary bedrooms are larger than you’d expect. The great thing about that is that there’s plenty of room for young kids to grow into them without having any major space issues.”

While the three secondary bedrooms are impressive, the primary bedroom stands out even more.

There are two reasons for that.

First, it’s huge. And second, there’s the view.

“On a sunny day, you get a wonderful creek view no matter what time of year it is, though the view is the prettiest in the summer,” Arnason says. “Sunlight streams into the bedroom, which is quite spacious, and offers a huge closet, two-piece ensuite, and a large window on the rear wall that provides that gorgeous creek view.”

As if the home’s generous size and amazing location wasn’t enough, it also has two other things going for it, she adds.

“Over the past number of years, the outgoing owners have done a wonderful job of updating the home. Most of the windows are newer, while the flooring was also updated with warm luxury vinyl plank flooring that runs through most of the main floor, except for in the primary bedroom, which is carpeted. The main bath was also tastefully remodeled.”

Turns out, those updates work beautifully with a well-conceived layout.

While it isn’t open-concept, the spaces — kitchen, dining room and living room — were arranged in such a way that flow from space to space (and into the bedroom wing) is smooth as silk.

Each space is also plenty big thanks to the home’s generous square footage.

“When you’re in the living room/dining room area, it’s just flooded with light that comes in through four large windows on the home’s front wall,” says Arnason. “A vaulted ceiling with a beautiful wooden beam in the middle creates a wonderful sense of space, while the luxury vinyl plank flooring adds warmth and texture. You get a vibe that’s full of positive energy.”

There’s also lots of positive energy to be found in the kitchen, which is spacious, functional, and immaculate.

“It’s so roomy, open and bright. You don’t feel like you’re stuck in a dark, isolated kitchen. There’s lots of cupboard space, and the tile backsplash and countertops are just the perfect colour. The huge window over the double sink just lets in tons of natural light.”

Head downstairs, and the home’s spacious, well-considered layout continues without missing a beat.

“The basement is huge and fully finished,” she says. “The carpeting is brand new, and with all that space, there’s a media area, dry bar, games area, exercise area and play area. If a family wanted to, they could easily close off the exercise area to create another bedroom. There’s also a huge laundry/mechanical room with full bath, storage and a high-efficiency furnace.”

Arnason says the spotless, well-updated bungalow has much to offer a young family.

“It’s a great move-in-ready home that has lots of room to grow. It’s in a great area and has been very well taken care of. You can’t fake that.”
