If you’re a first-time buyer, single professional or single parent, it’s no simple task to find an affordable home that’s solid and functional.

The reason for that is simple. With a budget of around $200,000, it’s difficult (actually, almost next to impossible) to find a move-in-ready, single-family home. Then, affordable townhomes are often situated in somewhat sketchy neighbourhoods (not a good feature when you have young children).

That leaves apartment-style condominium units, which, while affordable, often lack function due to space and storage issues. Consequently, would-be homebuyers on limited budgets aren’t sure where to turn.

There is another option, says RE/MAX Executives Realty’s Carla Arnason.

"I have an adorable, two-bedroom townhome-style unit I recently listed in (Crestview’s Greenway Gardens)," she says. "It’s a concrete and steel unit that’s been well-maintained by its owner and features a bright, open-concept layout. The unit is 774 square feet, but feels much larger because its layout is so efficient."

Not only is the unit’s layout extraordinarily efficient, but the suite (bonus!) was also thoroughly renovated within the past six years.

"These condos (Greenway Gardens) were completely renovated over a two-year period (2011 to 2013). The bones of the renovations included a new roof, new windows and new wiring and plumbing. Other renovations included new paint, new flooring and a remodelled kitchen and bathroom."

First impressions often tell the tale about a home (no matter whether it’s a condominium or single-family home) and the first impression generated by unit 316 is a positive one. The compact, functional foyer opens nicely on to an open-concept living room/kitchen area that’s bright, functional and nicely finished.

A large, west-facing window on its front wall lets in plenty of light, making for a naturally bright space, while a row of trees in front adds privacy while shading the living room from sunsets.

Because the living room is a decent size (12 feet by 12.7 feet), there’s ample space for furniture (in this case a beefy sectional) with enough width remaining to put an entertainment unit or TV on the opposite wall without comprising flow into the kitchen. Another option would be to wall-mount a TV, leaving room for a kitchen table, something that might be a priority for a single parent or young couple.

However, singles might opt to put an entertainment unit/TV on the wall because there’s a peninsula with seating for two at the front of the kitchen. Whether you’re a single, single parent or young couple, the peninsula is a great feature, as it can be used as a primary or additional eating area, food prep area (if entertaining) or spot for a laptop.

The kitchen itself is functional and stylish, says Arnason.

"It features tons of cabinet and counter space and the (white) cabinets and (charcoal grey laminate) countertops are in like-new condition. There’s also a beautiful (white) subway-tile backsplash, newer stainless steel (Amana) appliances and a large storage room/pantry," she says.

"And the whole area features warm, durable laminate plank flooring that’s also in like-new condition."

Meander upstairs, and you find an efficiently laid out second level that contains two bedrooms and a spacious four-piece bathroom.

Both bedrooms are a decent size with large windows and ample storage; the master suite even features a big quasi-walk-in closet. Young couples without children could use the second bedroom as an office/den and then convert it to a bedroom upon the arrival of their first child. Single parents could use it as a bedroom, while singles could use it as either as a guest bedroom or office, depending on their needs.

Then, there’s the remodelled bathroom, Arnason says.

"It’s a beautiful, well-designed space that features a deep soaker tub set in white tile (with green/grey tile trim), vanity with stylish (ceramic) Uber Haus sink, linen closet/storage cabinet on the opposite wall and a niche that holds a stackable washer/dryer to provide you with a handy second-floor laundry. Having in-suite laundry in such a convenient spot is a very nice feature."

She adds that there’s also a pair of outdoor spaces to enjoy, as well.

"There’s a large balcony off the front door that’s a great space to entertain or barbeque on. The complex’s inner courtyard also has an in-ground pool and beautiful sitting area — making for green space you can enjoy, but don’t have to look after."

Arnason says the unit is also well-located. "It’s steps away from all your shopping needs (Superstore, for example), bus routes and amenities (Unicity Shopping Centre, services, restaurants) and you’re a short drive from Assiniboine Park. This condo has so much to offer — a fantastic location, beautiful, efficient layout and plenty of style. It’s affordable, in move-in condition and is in a great spot where you can start building equity in a home of your own."
