Standing tall in Norwood Flats

Updated two-storey loaded with style

The lovingly maintained home has been tastefully updated and sits on an oversized lot directly across from the Red River.

The large and lovely front yard features a magnificent view of the Red River.

Bright, spacious and modern, the lower level rec room has plenty of space for media and play areas.

The kitchen offers a wealth of white cabinets, black quartz countertops, a coffee bar, newer appliances and a lovely view of the backyard.

A huge picture window on the living room’s front wall perfectly frames the river scene across the street.

For some reason, some areas of the city tend to fly under the radar, and the Norwood Flats is one of them.

With its quiet, tree-lined streets, it’s one of the most picturesque and walkable neighbourhoods in the city — and that’s even before you come to the westernmost reaches of the area.

That’s where its crown jewel, Lyndale Drive, can be found.

Set alongside the Red River, its scenery — which changes with the seasons, featuring live-giving renewal in the spring, rich river views in the summer, vibrant colours in the fall and gorgeous snow globe-like scenes in the winter — makes for a perfect place to take a leisurely stroll or go for a brisk bike ride.

Understandably — with the amazing river views and the calm, countrified atmosphere that envelopes the area — homes rarely come up for sale.

Val Miller says that she and her stable mates at Royal LePage Dynamic Real Estate, Chris Pennycook and Garrett Parker, just listed one of those rare homes.

“I think the first thing that stands out about the home, aside from its incredible location, is just how meticulously this home has been maintained,” she says of the 1,362 two-storey residence, which was built in 1941. “The pride of ownership really comes through everywhere.”

So do the views, as the home — which possesses great curb appeal with its beautifully-landscaped front yard, large windows and fetching stucco exterior — looks out directly onto the river.

Step inside, and that view is immediately on the display.

“I would have to say that this home has one of the biggest picture windows on Lyndale Drive,” says Miller. “It’s a newer low-e, argon-filled model, all the windows in the home have been updated regularly over the past number of years, that looks out onto the river and provides a picture-perfect view.”

From there, an arched, six-foot wide doorway then seamlessly connects the living room to a delightful dining room. Like the living room, it comes with gleaming oak hardwoods.

“Not only is the dining room a beautiful space with a ceiling that features crown moulding and a classic medallion chandelier, but a large window on its rear wall also looks out onto a gorgeous back yard filled with annuals and perennials,” she says. “It also has a newer patio to put a table and chair set on.”

And while the home is some 82-years-old, its kitchen neither feels old, nor lacks function.

“It’s a wonderful space. There’s lots of room to move around and create, a large window over the sink that looks out onto the pretty backyard, and the colour scheme is modern, with loads of white cabinets going perfectly with black granite countertops. There’s even a coffee bar, and there are lots of custom drawers and cabinets with pullouts that add function to the space.”

Meanwhile, more modern function can be found downstairs in the form of a fully finished and well-laid-out basement.

“There’s an updated three-piece bath with corner shower, laundry room, and a mechanical room with a workshop area plus lots of storage space,” notes Miller. “There’s also a landing area next to the bathroom with a wonderful, multi-shelf display case.”

The lower level’s final space is stunning, she adds.

“A 17-foot by nearly 10-foot rec room is the perfect place for kids to play in, or to use as a media/play area. There’s a dry core sub floor underneath the laminate plank flooring, and lots of pot lights on the ceiling to provide plenty of light.”

Miller says the home’s upper level has plenty to offer, as well.

“It offers an updated main bath, plus three bright, spacious bedrooms that once again come with the beautiful oak hardwoods. At nearly 15 feet by 14.3 feet, the primary bedroom is a spacious retreat that not only comes with his and her closets, but a beautiful river view, as well.”

Finally, the spotless home has been updated nicely over the years.

“Both the humidifier and eavestroughs were updated this year, while the double garage — which comes with a silane coated floor — was built in 2018,” she says. “The shingles were replaced in 2017, and windows were regularly replaced from 2005 to 2015. The hot water tank, air conditioner and high-efficient furnace are also newer.”

In short, the home is a rare find, says Miller.

“Few homes offer what it does — direct, beautiful river views, access to the Boni-Vital walking path along the river, and a lovingly maintained home on a big, beautiful lot that’s filled with character and modern updates. It’s like living in River Heights, but with a river view right outside your door.”
