As a general rule, condominiums tend to be built in areas that aren’t suitable for single-detached family homes.
Not so with Garden City’s Parkway Village, says Laura Ross of Century 21 Bachman & Associates.
"The development is tucked away in a quiet area next to high-end homes on Diplomat Drive, Ambassador Row and Envoy Crescent," Ross says. "Parkway Village is one of Garden City’s best-kept secrets, and I happen to have a beautifully upgraded townhome-style unit for sale there."
And while the development dates back to 1979, the two-storey, 925-sq.-ft. suite is anything but dated.
Both its floor plan and decor are very contemporary, Ross says.
"Walk into the suite, and you’re transported to Toronto or New York — the vendors have created a contemporary piece of metropolis right here in Winnipeg. An open-floor plan, contemporary colour palette and beautiful finishing materials make for a unit that offers a stunning yet livable metropolitan vibe."
That livability stems from a revision to the main living area’s layout — a revision that essentially transformed the area from good to great, Ross says.
"First, the vendors greatly reduced the size of the wall in front of the kitchen to open it up. Then, they extended the countertops and cabinets into the area that was the dining room. The result is a highly functional kitchen with plenty of cabinet and counter space that opens beautifully onto a dining area for four to six, and the nearby living room."
She adds that the remodelled kitchen’s function is matched by its forward-thinking style.
"With grey custom cabinetry, Red Dragon granite countertops, a glass tile backsplash, under-cabinet lighting, a plethora of pot drawers and gorgeous glass-front display cabinets, it’s to die for. It also comes with newer stainless steel appliances, a built-in wine rack and coffee station with its own water supply and electrical outlet."
Meanwhile, the adjacent living room — which measures in at a spacious 14.7 by 11 ft. — is a bright, happy space that’s ideal for entertaining or watching a movie.
"It features natural maple hardwood flooring, a wood-burning fireplace, a contemporary colour palette and newer sliding patio doors that lead out to an oversized, elevated deck with privacy fencing," Ross says. "It has a nice airy feel to it. It’s a pleasure to spend time in."
Access to the suite’s upper level comes via a wide, open staircase situated to the right of the spacious foyer, which offers a coat closet with under-stair storage to its right — and a remodelled powder room to its left.
"The second level features a remodelled four-piece bath with bamboo floor, tile tub surround and glossy white vanity with tile backsplash. The large master bedroom comes with a big window that lets in loads of natural light and a double closet with organizers, and the secondary bedroom is a good size. There’s also an impressive laundry room that offers loads of storage space."
Ross says the house-like townhome — which also has its own furnace and hot water tank — is a hidden gem.
"It’s not your typical condo. With its phenomenal floor plan, numerous upgrades and wonderful location, there’s nothing to do but move in and enjoy all it has to offer — for a price that comes in at under $200,000."
