In the past year or so, Winnipeg’s real estate market has changed dramatically.
With the federal government’s stringent stress test now firmly in place, homebuying budgets have decreased — especially for young people just starting a family.
This may indeed present challenges, but it is the new reality.
However, with a plentiful inventory of homes to choose from locally, there’s no need to despair. Take the time to comb the market and study different areas, and you can still find a solid family home offering excellent value.
One such home can be found at 154 Moore Ave. in St. Vital’s desirable Pulberry neighbhourhood, Royce Finley of Royal LePage Prime Real Estate says.
"Young families looking for a great starter home need to check out this tastefully remodelled 1,048-sq.-ft.bungalow," Finley says. "Not only has it been remodelled, but it also offers four bedrooms, two bathrooms, a fully finished basement and a double garage."
Upgrades that took place in 2017 include the 22x24-foot garage with vinyl siding; new shingles; soffits; fascia; and vinyl siding on the home; R-50 attic insulation and a new hot-water tank.
Although the home is 58 years old, its interior looks fresh. The moment you step inside, you can’t help but notice the pristine and original oak hardwoods throughout and the fresh earth-tone colour scheme.
The kitchen offers a big, south-facing window, while a large picture window in the living room and an oversized window in the dining room let in loads of natural light.
The home’s classic L-shaped living room/dining room is deceptively spacious and flows extremely well. The dining room, which is just steps from the kitchen, can also easily seat as many as eight, making it ideal for entertaining.
The living room has plenty of space for furniture — in this case, a sectional and armchair with ottoman. A jog in the wall next to the living room’s ultra-wide entrance also makes for a perfect TV niche.
The main living area is then capped off by a bright eat-in kitchen.
"It was remodelled in 2016 with taupe cabinets, a glass tile backsplash, brown laminate countertops and beautiful vinyl tile flooring," Finley says.
"There’s plenty of counter space and there’s a double sink beneath a big window overlooking the south-facing backyard."
A wing between the kitchen and foyer features three bedrooms and a well-appointed four-piece bath.
"The bathroom was remodelled in 2016 with a soaker tub, vinyl floor and modern white vanity," Finley says. "Both secondary bedrooms are a good size, with big windows and ample closet space, while the master bedroom is nice and big with a double closet, lighted ceiling fan, a contemporary colour scheme and a large window that lets in lots of natural light."
There’s also plenty of utility to be found in the fully finished basement, Finley says.
"There’s a big fourth bedroom, three-piece bath, rec room, office/exercise room and laundry room with sink and additional storage space. Having all that extra livable space downstairs is a great feature for a young family."
So, too, is the fenced backyard, which offers a big deck and plenty of room for kids to play in a safe, private spot.
"When you add in the home’s location, it’s in a quiet, beautifully treed neighbourhood close to all levels of schools, parks (Cabot, St. Vital), transit, shopping and other amenities, this upgraded, energy-efficient home is ideal for a young family looking for an affordable, updated starter home in a great neighbourhood."
