Updated home an oasis in heart of the city

Riverview gem in top shape and offers a country feel

It’s something every homeowner, or would-be homeowner desires: their own oasis, a peaceful spot where they can go to find rest at the end of a long, hectic day.

Unfortunately, there aren’t many areas in the city that qualify as a true oasis of calm.

One area that makes that surprisingly short list is Riverview.

With its abundance of mature trees, parks, and eclectic mix of homes, it offers a sense of tranquility and style that few neighbourhoods in the city can match.

Not only that, but there’s no through traffic, which contributes to the laid back, unhurried feel that pervades the area. Consequently, homes rarely come up for sale in the area due to high owner satisfaction.

However, one has just come up for sale – a 1,613 sq. ft., one-and-a-half storey home at 76 Baltimore Rd., says Drew Eagle of RE/MAX One Group’s Moore Group.

“It’s set down near the end of Baltimore Road next to a community garden and Churchill Drive, so it really gives you a country feel in the city it’s so quiet,” he says. “Yet, you’re just a short walk from restaurants, shopping and services on Osborne Street, with transit nearby.”

Then there’s the home itself, which has been lovingly updated throughout by its outgoing owners.

Those updates start with the primary bedroom, which can be found at the end of a hallway that’s situated to the left of the generous foyer.

“I love the fact that it’s on the main floor,” Eagle says. “An addition to the rear of the home allowed it to be enlarged, making for a good-sized bedroom, a large walk-in closet and a beautiful three-piece ensuite with tile floor, tiled corner shower and a modern vanity.”

Thanks to the home’s classic center hall plan, the rest of the main floor is essentially divided into two areas: a living room/dining room to the right, and a kitchen to the left.

“The kitchen was opened up to the dining room when the home was renovated,” he notes, adding that the addition to the rear of the home also created a spacious back landing area. “Flow from the kitchen into the dining room and living room is excellent, and lots of natural light flows from the back to the front of the home.”

Both the living room and dining room are special in their own way.

Spacious yet cozy, the living room – which can easily accommodate a large sectional and two comfy chairs – is anchored by a huge bay window on its rear wall that lets in tons of natural light.

Next comes the dining area, which is not only just steps from the smashing (and fully modern) galley-style kitchen but is also next to a patio door that leads out to a sensational backyard.

“There’s a huge two-tiered deck, patio with sitting area, a beautifully landscaped yard and oversized double detached garage,” Eagle says. “It’s your own private getaway.”

He adds that the landing area to the rear of the tastefully finished kitchen adds much-needed utility to the back of the home.

“It’s a spacious area that allows you to bring in bags of hockey equipment or armfuls of groceries without a problem. There’s also a double closet on the side wall for coats and boots.”

Head downstairs to the home’s lower level, and you find more livable space.

“There’s a media area, flex space that could be used as a den or bedroom and a large, nicely finished space that holds a three-piece bath and laundry area. There’s also a good-sized mechanical room with a high-efficient furnace and lots of storage space.”

Families looking to buy a new home in a community such as the Bridgwater Neighbourhoods or Sage Creek should rethink their plans, says Eagle.

“Really, there’s no reason to buy new when you can find a solid, updated home like this in a beautiful, quiet neighbourhood that’s so well located. You’re close to downtown, St. Vital and can get out to areas like the Kenaston Strip quickly. Riverview gives you a country feel in the middle of the city, yet you’re close to everything. The house, and area, are simply awesome.”
