Two-storey turnkey treasure a rare find

There are two key issues that can crop up when purchasing a home built a decade and a half ago.

The first is that the finishes could reflect the design trends at the time which it was built. Back then, the trend was for both flooring and cabinets to be of darker shades — either cappuccino or espresso.

Then, there’s the issue of how the dwellings of that era were laid out.

Today, many homes have a flex space next to the front door that can be used as either a home office or bedroom. In 2012, most homes didn’t have this convenient design feature.

Thankfully, occasional houses of such vintage are exceptions to those design rules.

A 2,290-sq.-ft., two-storey home at 14 Vestford Pl. in South Pointe is one of those, says Amy Gu of Century 21 Carrie Realty.

“This home is a former 2012 Parade of Homes gold-medal winner,” she says of the smartly designed residence. “Every inch of the living space in the home is full of purpose.”

The instant you enter the abode, its functional floor plan immediately stands out. Whereas most homes built in 2012 had a foyer that just led into the main living areas, this home is refreshingly different.

“There’s a flex space to the left of the foyer that could be used as either a dining room, office or bedroom,” says Gu. “That provides the flexibility people are looking for in a home and is a very nice surprise.”

Then, there are the hardwoods that greet you as you make your way from the front of the home toward the main living area. Rather than the usual hue of the time — most hardwoods were stained-cappuccino in and around 2012 — these hardwoods are a couple of shades darker than honey and have a distressed look to them that adds texture and depth.

“They not only look great, but they pick up on all the light that comes in from the front and back of the home,” Gu says. “The main living area is surrounded by large windows, but they would have been wasted. Darker flooring absorbs natural light and creates a darker interior.”

That’s not the case here. Stride into the main living area, and the first thing you see is a voluminous great room with soaring ceiling — and four windows up high.

“It’s an impressive space with its ceiling height, natural light and an elegant entertainment wall that features a gas fireplace that’s set off perfectly by a maple entertainment unit with open shelving either side,” Gu says. “It also has windows on either side that let in more light.”

From there, the lovely great room transitions into a user-friendly kitchen/dining area.

“The eating area is huge and has a big window behind it that lets in more natural light,” Gu says. “The peninsula-style kitchen is features maple cabinets, granite countertops, corner pantry and stainless-steel appliances. There’s also an area to the rear of the kitchen that offers a powder room, mudroom/laundry room and a door that leads out to a huge, fenced backyard with a patio.”

A striking, streamlined staircase next to the gorgeous great room then leads up to the home’s upper level, which is again loaded with functionality. That’s down to the home’s square footage, which, at 2,290 sq. ft., is about 300 sq. ft. larger than typical two-storey houses of the same vintage.

“Because the home is such a good size, the upper level actually has four bedrooms, rather than three,” Gu says. “That’s a great feature for a large family.”

Not only that, but each bedroom is of a very good size.

“The first secondary bedroom is 12-by-15.6 feet, so the kids will probably fight over it,” Gu says. “The other two secondary bedrooms are 10-by-11 feet and nearly 11-by-12 feet in size.”

As it should be, the second floor’s pièce de resistance is the restful primary bedroom.

“It’s even bigger at 14.6 feet by nearly 16 feet and comes with a big walk-in closet and a beautiful ensuite with tile floor, soaker tub, walk-in shower and a maple vanity with granite countertop and dual sinks,” Gu says.

She says the well-kept home is in turnkey condition, and includes a framed-in basement.

“It’s ready for a rec room, bedroom and bathroom, and there’s nothing to do upstairs. Schools, transit, the University of Manitoba and all amenities are nearby. It’s a great family home.”
