Tucked away off a service road a short way north of the highway, a select cluster of homes sit on oversized lots surrounded by wheat and canola fields, with Manitoba’s blue summer sky adding to the area’s peaceful ambience.

One of those select homes — a 1,625 square-foot three bedroom, two-bath bungalow built in 2015 — is now up for sale, says Jeff Brown of Sutton Group - Kilkenny Real Estate.

"This truly is a home that gives you the best of both worlds — you come home to an amazing area that provides you with peaceful country living, yet you’re just 10 minutes from the city," he says. "You won’t find a home like this in the city."

What Brown is alluding to is that the sprawling bungalow sits on a 90-foot by 160-foot lot. About one-third of an acre in size, it allowed for more latitude in the design of the home.

As fetching as the family room is with all its natural light and tiled feature wall with linear fireplace, the kitchen is the great room’s piece de resistance, says Brown.

"It’s a stunning, functional space that features a huge island with seating for four, a host of gorgeous cappuccino-stained maple shaker cabinets, a three-colour glass tile backsplash and stainless appliances. The dining area on its rear wall is perfect for entertaining with space for a table that can seat 10 to 12 dinner guests."

Head downstairs, and you find a massive basement surrounded by five windows that let in loads of natural light.

"All you need to do is figure out where you want everything to go — it’s insulated and drywalled, so you just need to design it to meet your needs," he says. "You can put in one or two more bedrooms, a huge rec room and bathroom, and still have tons of space left over for storage."

Brown says the impeccably-maintained home is perfect for a family or empty nesters.

"The layout is ideal for a family and the huge backyard is perfect for kids to play in. You’re also close to a K-6 school, daycare and community club with a hockey rink," he says. "Empty nesters will love the hiking trails and the open fields, and can age in place on one level.
