The stairs lead up to a private entrance on the top floor.
The condo has three bedrooms, including a loft-like master suite with two windows and maple flooring.
Looking for a condominium can be frustrating. Affordable condos are often found in so-so locations, while condos in great locations are often just too expensive.
While it is rare, affordable, well-located condos do come along every so often, according to Eric Neumann of Realty Executives First Choice.
"I just listed an affordable two-level, 1,091-square-foot condo," Neumann said.
"Best of all, it’s in Wolseley. It’s an extremely rare find, a condo that’s livable, reasonably-priced, and that offers a fabulous location set amid a canopy of trees in one of the city’s most sought-after neighbourhoods."
Perhaps the best thing about the unit is it doesn’t feel like a condo. That’s because it’s one of four units that occupy a stately Wolseley Classic on a large, well-treed lot on Dominion Street, Neumann said.
"It’s truly the best of Wolseley condo living. Not only are you in the midst of a residential area, but you’re also in a house. Put the two together, and you don’t feel like you’re living in a condo at all."
A front door with latticed, leaded glass centre and matching sidelights provides entry into a foyer with an enclosed stairway on the left-hand wall. The stairs then lead up to a private entrance on the second floor.
"The unit is well laid out, with the bathroom, kitchen, dining room and living room running off a long hallway that features beautiful maple hardwoods," Neumann said. "There’s also a classic staircase next to the living room that leads to the unit’s top floor."
Although the home is more than 100 years old, the suite is anything but dated.
"It was updated when the home was converted in 2009," co-listing agent Barbara-Ann McKirdy said. "The maple floors were refinished, new windows were installed and all the knob-and-tube wiring was removed. The suite was also painted with contemporary earth-tone colours and the roof was redone."
Most importantly, flow throughout the suite is excellent and every space is a good size, starting with the main bath.
"I just love it, it’s bright, spacious and comes with a gorgeous claw-foot tub, tile floor and white vanity," McKirdy said. "The hallway then leads left down to the kitchen, dining room and living room."
While kitchens in many Wolseley classics are small and spartan, this one isn’t, Neumann said.
"Not only is there an eating nook for two, but it’s a modern space that comes equipped with a tile floor, loads of natural maple cabinets, a double sink, stainless steel appliances and a large window over the sink that lets in lots of natural light."
The main floor is then completed by the dining room/bedroom and a delightful living room. "It’s a wonderful space. There’s plenty of room for furniture and a big screen TV, and a large window on its rear wall overlooks the street and all the gorgeous, mature trees," McKirdy said. "Because the hallway between the living room, dining and room and kitchen is wide, you can entertain with ease."
A classic staircase, the white bannister and railing goes beautifully with its oak-trimmed stairs, then leads up to the unit’s second level, which offers a laundry nook, door to a southwest-facing balcony and three bedrooms.
"All the space upstairs is well-used. There’s a convenient in-suite laundry, a balcony that gets afternoon and evening sun, a den/bedroom and a big, loft-like master suite with two windows, maple flooring and space for a chaise lounge and TV," Neumann said. "It’s a relaxing, treetop retreat."
Other house-like amenities include a high-efficiency furnace, central air conditioning, a bright interior and plenty of storage space.
"You’re also walking distance to everything you can possibly enjoy," Neumann said. "This condo is a bit of a hidden gem most people don’t know about.
"With its character, modern updates and wonderful location, it offers young couples a great opportunity to get into Wolseley at a very affordable price."
