Luxury condo ready to go in Tuxedo

Roomy and updated with a convenient location

With all its space and beautiful finishes, the peninsula-style kitchen is a gourmet’s dream.

Just steps from the kitchen, the dining room is placed perfectly for entertaining.

Sensational and sun-filled, the sunroom feels like it’s perched up in the treetops.

The living room oozes luxury with its cultured stone entertainment unit.

The large fourth floor suite has been tastefully renovated throughout and is in true move-in-ready shape.

If there’s one thing that buyers expect when they’re looking to purchase a luxury condo, it’s that it should be in move-in-ready condition.

Yet, many such condos aren’t.

Consequently, when would-be buyers pass on a suite that requires thousands of dollars in upgrades, vendors are often perplexed.

The hard truth is that few people want to spend the time and money upgrading an otherwise solid unit when they can find one that’s ready to go.

Sheila Jensen of Royal LePage Dynamic Real Estate says that a two-bedroom, two-bath suite on the fourth floor at 200 Tuxedo Avenue is truly in move-in-ready condition.

“It’s been completely renovated,” she says of the immaculate 1,605 square-foot unit. “All the key spaces have been updated. And not only have they been updated, but they’ve been updated with real attention to detail. It’s very evident.”

That attention to detail starts in a wide foyer that offers a rich-looking grey tile floor, double coat closet and nook for a bench to sit down and take your shoes off.

Once the task of dispensing with shoes and outerwear has been accomplished, your attention turns to seeing what lays beyond the impressive foyer.

And while you have the option of going straight ahead to explore the bedroom wing, you can’t help but be drawn to the right as you catch a glimpse of the suite’s open-concept main living area.

“The first thing you see is a spectacular living room,” says Jensen. “It focal point is a gorgeous cultured stone entertainment unit with a lit TV area and a linear electric fireplace below. It adds a real touch of class to the space.”

She adds that the space to the rear of the spacious living room — a four-season sunroom — is also very classy, and peaceful.

“What I really like about it is the fact that it’s an extension of the condo, and isn’t separate, as can be the case. It’s a beautiful room that’s filled with natural light. It makes a great sitting/reading area or could even be used as an office.”

Turns out, the area to the left of the lavish living room – the kitchen/dining area – is filled with just as much fashion and function.

“I would have to say the peninsula-style kitchen is a gourmet’s dream,” she says. “There’s plenty of room to create meals, a breakfast bar for four, and the finishes — a grey tile floor, quartz countertops and espresso cabinets — are beautiful. There’s a huge pantry next to the fridge, and the stainless appliances are the perfect finishing touch.”

Next comes the dining area, which is just a few steps from the magnificent kitchen.

“A large window on its rear wall allows natural light to flood inside and fill it,” Jensen notes. “It’s quite spacious and can accommodate a table that seats eight or more, and a gorgeous crystal chandelier gives it an extra touch of style. Overall, the main living area is great for entertaining.”

Not to be forgotten is the bedroom wing, which occupies the left-hand side of the spacious suite.

It starts off with a beautifully finished three-piece bath, and then transitions smoothly into the suite’s two bedrooms — a large secondary bedroom at the end of the hall, and the primary bedroom, which was tucked away neatly on the left-hand side.

“If I had one word to describe it, I’d call it palatial,” she says. “The bedroom is huge, with plenty of room for a king-sized bed, sitting area, and flex area next to the bed that has a display table in it right now. There’s a wonderful dressing area with closets and a built-in dresser between the bedroom and ensuite, and the four-piece ensuite is spacious and full of beautiful finishes.”

Storage space is also plentiful, says Jensen.

“It can be an issue with some suites, but isn’t with this one,” she says. “There’s plenty of in-suite storage, and you also get your own storage locker. Other amenities include indoor heated parking, a gym, common room, and 24-hour security at the front door. There’s also lots of visitor parking.”

Finally, there’s the building’s location.

“You’re close to shopping nearby and on Kenaston Boulevard, walking distance to Assiniboine Park, and about 15 minutes from the airport. This is a beautifully updated suite in a quiet concrete and steel building that’s in a great location. It’s immaculate. There’s nothing to do but move in and enjoy.”
