Future homes may be loaded with technology
I was reading a copy of Builder magazine (published by the National Association of Home Builders in the United States) and came across an interesting article about future technology in new homes.
The story featured an interview with John Ellis, currently a consultant, but formerly an executive with Ford and Motorola. He talked about five technologies that may come into play for consideration of new home building in the future.
The first was 3D printing. He maintains that every home will someday have a 3D printer and owners will be able to print everyday objects like plates, cups, towels and other household objects. Depending upon the size of the units, this may require a dedicated office environment in the home.
He also talked about wireless power, that is no cords or outlets. Various devices that are currently dependent on standard electrical power would be able to operate continuously with batteries that automatically recharge themselves.
Ellis also touts the future on nanoparticle paint. This could be used for hardened, self-cleaning and colour changing surfaces. It could be applied to clothes, paper, steel and glass. It has self-cleaning properties that would repair surfaces that might be exposed to oil, scuffed, scratched and also be water repellant. One of the more amazing properties is the ability for this paint to change colours at the whim of the owner.
Finally, Ellis talked about the use of personal drones in the future. He predicts we will be able to do our shopping online and send our drone to the store to be loaded up with the goods we purchase, then return home. Your future home may need a drone pad.
It’s fun to imagine new technologies such as these becoming part of our everyday lives. Maybe in five years, maybe in 25. For a moment, just think about what features you have in your home now that weren’t available 25 years ago.

Timeless design
Builders often make lots of noise about new, cutting-edge home designs.
And while new designs are always exciting, it’s easy to lose sight of older designs that have been subtly tweaked as the years have passed and still work perfectly.
The Granville — a 1,887-square-foot, two-storey design found at 59 John Pelland Rd. in Sage Creek — is a great example of an older design that still provides contemporary performance.
"The home’s design dates back about six years or a bit more," said Kensington Homes representative for the home, Rene Giroux.
"What I really like about this home is the degree of separation the floor plan provides. The kitchen and informal dining area are separated (by a six-foot-wide-entrance) from the family room. A wall to the right of the entrance hides any dirty dishes that might be in the kitchen, yet the two areas still open beautifully on to each other."
Another feature adds to the inherent livability of the open, yet subtly-segmented great room.
"Both the family room and dining area come equipped with huge picture windows, so both areas are just filled with natural light," he said, adding that an eight-foot doorway with cut-outs on either side makes for an alluring entrance off the generous foyer.
"That really sets the tone for the home. This is a naturally bright home on every level."
Not to mention functional, as space abounds in every area. The family room measures in at 14 feet by 16 feet, the informal dining area 13.5 feet by nearly 11 feet, and the kitchen 11.4 feet by 10.5 feet. All that well-proportioned space is augmented by another subtle design feature, said Giroux.
"Nine-foot ceilings come standard in this home, which is a great feature. Even though there’s lots of space, there’s seems to be even more due to the extra ceiling height."
The end result is a main living area that’s bright, flows well and is richly finished. As important as the finishes are, everything works off a home’s inherent livability.
Case in point is the kitchen/dining area. Because the dining area is so generous, it can easily accommodate a table for six to eight; a patio door tucked off to the side, meanwhile, provides access to a backyard deck.
Then, there’s the kitchen itself. A peninsula design, it features a U-shaped interior that provides room for two chefs to work simultaneously. At the same time, it offers plenty of counter and cabinet space around its periphery, plus an eating nook for three that faces out toward the dining area.
"It’s a functional, beautifully-finished area," said Giroux. "The maple cabinets come standard, as do the (marbled taupe) countertops. The glass-tile backsplash is optional, but at a cost of about $800, is a worthwhile one.
There’s also another neat design feature, a two-door pantry across from the kitchen. They’re becoming more popular than corner pantries because they’re more convenient, and offer just as much style. The (oak) vinyl plank floors are also an upgrade."
The family room also contains an upgraded feature, he added.
"The entertainment centre is an upgrade, but really provides a nice focal point for the great room. As is, this show home is selling for $439,900 with all the upgrades, plus lot cost, draperies, appliances and front landscaping. On this (40-foot-wide) lot, you can purchase it for about $407,000 with basic finishes. On a smaller lot (38 feet or so), we could probably get the cost down to around $400,000 with the same excellent layout."
That layout is indeed excellent, with the main living area being finished off in practical style by a wing off the kitchen that houses a handy powder room, separate mudroom and door to the oversized double garage.
The Granville’s upper level is as stellar as its main level, said Giroux.
"Once again, the thing that stands out about it is its abundant space and light. For example, you get a laundry room with windows next to the stairs that’s nice and large, and that’s not just a little laundry closet. There’s also a utility closet and linen closet in the hallway for ample storage."
A wing to the left of the stairs houses two big secondary bedrooms and a four-piece bath with soaker tub, while the master suite has a wing to the right all to itself, just steps from the laundry room.
"It features a huge picture window, ample space for a bed and furniture, a good-sized walk-in closet and big ensuite that comes with standard finishes (maple vanity, laminate countertop, smart faux tile vinyl floor) and a five-foot shower with tempered glass doors. The ensuite isn’t just a little nook in the corner — it’s a functional relaxing space," he said.
A basement offering about 700 sq. ft. of livable space then takes the home’s total livable space up to more than 2500 sq. ft. "It comes standard with three 52-inch windows, and can accommodate a bedroom, bathroom, nice-sized rec room and loads of storage," said Giroux.
"The Granville, is a timeless design that offers families great style, function and value."

With so many condominium projects going up these days, it can be difficult for consumers to discern which project delivers the most value and substance.
A new builder, Eagle Custom Homes, is doing its best to make it easy for prospective buyers to see the value and quality in its condos at Wiltshire Estates in Transcona.
"The (two-storey, 1,384 square foot) condominium homes here are essentially a commercial build," said Eagle Custom Homes sales representative Sabie Brar of RE/MAX Executives Realty.
"For example, the basement walls are 10.5 feet high, and are reinforced with rebar. The basement also features a commercial-grade structural concrete floor on top of a 12-inch void form that’s designed to protect the floor from ground movement."
He said a collection of other features differentiate the condominium homes at Wiltshire Estates from similar projects.
"You also get 200 amp service, a 60 gallon hot water tank, tri-pane windows, painted ceilings, three-inch baseboards and casings, top-end door handle — plus pot lights in the great room," he said, adding that exteriors come clad with durable fibre board and stucco.
"Central vac is also roughed-in, and the next five to six buyers will get an appliance package and central air included in the purchase price."
There’s another pair of subtle design details that distinguish the condominium homes at Wiltshire Estates from other projects, said Eagle Custom Homes CEO, David Gurvey.
"First of all, when we designed the units, we added 18 inches of width on either side of the homes," he said. "That doesn’t sound like much, but that added width makes the home feel more spacious, especially in the great room. The extra width opens up extra area in the family room, dining area and kitchen."
Basements feature excellent ceiling height. "Ceiling height in every basement is 8 1/2 feet, which really increases the feeling of space. All basements also come framed and are ready to be insulated."
All that attention details carries into the home’s layout, which scores high in function in every area. That high level of function starts in the generous foyer, which is demarcated by smart taupe vinyl flooring.
There’s a coat closet to the right of the front door along with a convenient two-piece bath. On the wall opposite the powder room is a door that provides entry to the single attached garage. "It also comes insulated and drywalled," Brar said. "That’s another great, value-added feature that you don’t often see."
Although the home is 1,384 sq. ft. in size, it feels a good deal larger thanks to an intuitive floor plan that maximizes space. Each space is nicely proportioned, starting with the living room, which measures in at a spacious 16.5 feet by 9.5 feet.
The adjacent kitchen is 10.75 feet by 7.5 feet in size, while the dining room checks in at 11 feet by 10 feet.
"There’s plenty of room not only in each space, but to move between spaces," noted Brar.
"There’s plenty of room for furniture and an entertainment in the living room, the dining room can easily hold a table for four to six (or more, due to buffer space between it and the living room) and the (five-foot) island features good aisle width, and can seat three at its raised breakfast bar. A big picture window in the living room and sliding patio doors also let in lots of daylight."
Meanwhile, finishing quality is impressive. Even loaded up with upgrades such as laminate plank flooring, quartz countertops and glass-tile backsplash, the show home comes in at a price of $298,504, including thermofoil cabinets (medium-brown oak).
"Standard finishes include vinyl plank flooring, laminate countertops and no backsplash. Upgrading to laminate flooring costs $1,250, while it costs between $3,800 to just under $4,000 (plus GST) to upgrade to granite or quartz countertops; clients can pick the choose the type of countertop they want, then pay the difference. Glass tile backsplashes cost $857 extra, plus taxes," he said.
"Clients can also choose from four cabinet colours."
Upstairs, there are three bedrooms, each a good size: the master suite is 13.5 feet by 11.5 feet, while the two secondary bedrooms are 11 feet by 9.5 feet and 9.5 feet by 9.5 feet respectively.
"I think the master suite is particularly impressive," said Brar. "Not only do you get a three-piece ensuite with five-foot shower, but you also get a walk-in closet that’s much bigger than you’d expect. The other two bedrooms are bright and have large closets. There’s also a second-floor laundry area and the main bath comes with a nice, deep soaker tub."
Last but not least is the basement, which adds about 590 sq. ft. of livable space to the home, taking its total livable square footage to a very workable 1,874 sq. ft..
"You can put in a good-sized rec room, bathroom and storage," said Gurvey. "There’s also a high-efficient electric furnace, 60-gallon hot water tank and sump pump."
Brar said the affordable condo homes at Wiltshire Estates are a great choice for families and empty nesters. "Their design and workmanship is top notch. You’d have to look far and wide to find better quality and value."

Clean slate
When it comes to building a home, there’s always more to it than meets the eye. If that task involves conceiving a grand-prize lottery home, the process becomes even more challenging, said Frank Cotroneo of Artista Homes.
"The design of this home actually took about eight months to a year," he said. "Then, of course, we had to build it. To say the least, the whole process was pretty involved."
The reason for all that attention to detail was simple: when you’re building a grand-prize lottery home — or any home for that matter — luxury and livability must be balanced; otherwise, if a home is too over the top it might have a lot of visual pop, but won’t be practical in its overall design.
"We were really pleased with how the home’s design turned out," said Cotroneo. "While the lot was gorgeous (with its spectacular wetland views), it wasn’t huge, so we had to design a home that really maximized the available space. It took a bit of time to accomplish, but we got in all the elements we wanted."
While the home is indeed palatial in terms of its scale and finishes, it is, above all, a home that is one very practical palace. Spaces on all three levels are functional, wetland views are captured perfectly and the choice of materials makes for an interior that features a simple, understated elegance. A modern/classic design, neither style is heavy-handed, creating an appealing interior.
It all starts in the foyer, said Cotroneo. "In this case, the wetland view was so amazing that we didn’t want to close the foyer off from the family room, so we put in a tempered glass dividing wall (that’s framed beautifully by whitewashed wooden beams above and to the side). When you enter the home, the first thing you see is the view."
That view is captured perfectly by a collection of floor-to-ceiling windows in a family room that features a simple, uncluttered design.
"We wanted the view to be front-and-centre, so we purposely kept the family room’s design simple," he said. "The windows frame the view perfectly, while the 19-foot ceiling increases the feeling of space, and allows tons of natural light to flow into the area. The focal point of the family room is a ribbon fireplace set in a Tyndall stone surround that adds colour and a nice earthy texture to the space."
Instead of having both the family room and kitchen on the same level, Artista’s design team opted to elevate the kitchen three steps to make it a truly defined space.
"Elevating it ensured that it wouldn’t be separated from the family room by just a bit of furniture," explained Cotroneo, adding that the elevated kitchen allowed for a 10-foot ceiling in the rec room below.
"We then put a bank of three windows behind the informal dining area and a huge picture window and patio door off the kitchen. We just had no choice but to make that gorgeous view front-and-centre."
The kitchen is also gorgeous in an understated way. There’s an eight-foot-by four foot quartz island with seating for three, a wealth of warm, medium-brown maple cabinets (including pantries either side of the fridge) and tons of room to move.
"It’s perfect for entertaining with the expandable dining area and door to elevated deck that overlooks the water. You can sit outside on the deck, chat in the kitchen and visit after dinner in the amazing family room. We also put a wing in off the kitchen that contains a huge laundry room, separate mud room with custom closet, powder room and door that leads to the attached triple garage," Cotroneo said.
Head upstairs via a cleverly hidden staircase, and you encounter an open area that features a novel layout. To the right is a catwalk that leads to the master suite; to the left is an office with a pleasant design twist.
"It has a door that leads to your own private balcony with privacy railing that allows you to sit outside and enjoy a drink or read a book in total privacy," Cotroneo said. "The view from the catwalk is spectacular, and the catwalk positions the master suite away from the other bedrooms to give it a nice, private feel."
Once again, Artista’s design team kept the design simple. "You’ve got the view, your own balcony, the whitewashed maple hardwoods and lots of space and light. The ensuite is big, bright and spa-like with a picture window, stand-alone soaker tub, custom glass/tile shower, tile floor and semi-floating maple vanity with granite countertop and dual sinks. And the walk-in closet designed by For Space Sake is just amazing," he said.
Amazing is a word that could also describe the 1,000 sq. ft. walk-out basement. A big fourth bedroom, spacious three-piece bath, media and great rooms with wetland views and a door to a covered patio make for a functional, fashionable area that’s ideal for entertaining or hanging out with the family.
"We’re really happy with how the home’s overall design turned out," said Cotroneo.
"It’s a home that’s as livable as it is luxurious. The design couldn’t have turned out any better."
