Winnipeg home sales near pre-pandemic numbers

June home sales in Winnipeg came in below the same month last year, and under the five-year average, but 2023 looks to be catching up to pre-COVID-19 pandemic years.

There were 1,614 Multiple Listing Service sales in June, 10 per cent below June 2022 (1,792 sales) and eight per cent less than the five-year average (1,751), according to the Winnipeg Regional Real Estate Board’s monthly summary.

Total MLS sales for the first half of 2023 were 6,468. While the number was 19 per cent below the first half of 2022, and 15 per cent below the five-year average, it was only five per cent less than the average in 2015-19.

Most homes sold in June (68 per cent) were residential detached homes. The average price for a residential detached home in Winnipeg fell two per cent compared to June 2022, but was nine per cent higher than the five-year average.

In June, 58 per cent of residential detached MLS homes were sold under list price, compared to 37 per cent in June 2022.

There were 110 residential attached homes sold in June, 19 per cent less than the year before and four per cent less than the five-year average.

Condominium sales remain strong, with sales in June (251) being 10 per cent higher than the year before. Still, 69 per cent were sold under list price in June, compared to 46 per cent the year before.

“MLS condominium sales continued their strong performance with a first half result that ranks third-best in history,” Rena Prefontaine, president of the Winnipeg Regional Real Estate Board, said in a release Wednesday.
