Riverside retreat
Southboine Drive is one of those neighbourhoods that flies under the radar.
Tucked away north of Roblin Boulevard just east of Dale Boulevard, Southboine Drive is a unique stretch of topography. Not only does it run along the Assiniboine River, but the land, which has mature trees, used to be farmland.
You truly feel as if you're in the country.
"This home is a rare find," said Sutton Group-Kilkenny Realty's Brenden Morgan. "It's on a huge lot that offers almost an acre of complete privacy with only the neighbour next to you. The lot is also well-treed and is filled with mature oaks and elms, as well as fruit trees and lilacs."
The privacy created at the front of the home by all the trees and its generous setback extends to the rear of the home, which is surrounded by trees and foliage. The trees perfectly frame the Assiniboine River, which flows behind the home.
"There's room for a pool if you want to make the yard an even better spot to spend time in," said Morgan. "With the riverside setting and all the privacy, there's no need to have a cottage. You're in your own world here."
Built in 1957 by an architect who plied his trade at Stantec, the home -- which measures in at 1,928 sq. ft., not including its lower level -- is, despite it being 57 years old - very contemporary. It starts from the foundation, said Morgan.
"The home is believed to be built on piles, though it can't be confirmed," he said. "However, the home is very solid, with little movement evident, so there's a very good possibility it was built on piles. The home feels solid on every floor."
A number of design features make the home feel modern: vaulted ceilings, large windows on every level and distinct spaces that offer families the separation they need to live in harmony. The home also contains no fewer than five bedrooms, which all make it an ideal family home.
That said, the home's sunken living room (it's set down three steps from the main level) is where several design features coalesce to create one very striking space.
"It's a gorgeous area with its soaring, vaulted ceiling and wood feature walls with trims that include fir, burled birch, oak and pine," Morgan said. "Its focal point is a beautiful, tiled wood burning fireplace with ceiling height stainless-steel chimneys."
At the same time, huge windows on the rear wall let in tons of light and afford a view of the backyard and river. Another window on the right-hand wall also provides a picture-perfect view of the river stretching to the east.
The formal dining room overlooks the living room and is adjacent to the kitchen to provide easy access.
"The layout in this area makes it ideal for entertaining," he said. "And the kitchen, which is 12-feet by 14-feet, is quite spacious and can hold a good-sized table. It also provides views of the expansive, well-treed front yard. Overall, the area has a lot of potential. It wouldn't take much to enlarge the entrance to the kitchen to enhance both traffic and light flow."
Another of the home's strong points is the number of bedrooms and where they're located. Three bedrooms -- including the master suite -- are on the main level, while the other two are on the lower level. Each bedroom is a good size with large windows and ample storage.
"There's also a (16-foot by 24-foot) lower family room that would be great for children. It has a bank of windows on its left-hand wall (walking in) that lets lots of light in, and there's plenty of space for a TV, furniture and even a computer or play area," said Morgan. "There's also lots of storage and a workshop area in the lower utility room. Essentially, there's a space for everything in this home."
Families will also appreciate the fact 6595 Southboine Dr. is in a safe area away from traffic -- and is also next to Daly Garden Park, which is only a short walk away to the west. Shopping and services are a short hop away across the street (Extra Foods, Shoppers Drug Mart, TD Bank, Shell) and quick access to the Perimeter Highway makes it easy to head out to cottage country to the east or north.
More than that, Morgan said the home is loaded with potential.
"While many of the homes in this area have been torn down to make way for new homes, I don't think this one is a tear-down. You can easily add on to the front and the rear, and with a few upgrades here and there, you can have a solid, functional home in a great location that gives you the best of both worlds -- country and city. This type of home doesn't come up very often."
