Age is just a number
If a 19-year-old home were, say, an automobile, it would be nowhere near as contemporary as today's new designs.
Fortunately, homes don't date themselves (in most cases, that is) nearly as quickly as autos. In fact, if a house is well-designed, one nearly two decades old can offer the same style and function a newer design can.
A good example of a timeless design is 70 River Pointe Drive, said Sutton Group's Darren Stirling.
"The layout and overall design of this home is still very contemporary," said Stirling of the 2,842-square-foot, two-storey home built by Huntington Homes in 1994. "In fact, I would say it rivals many new homes with its great floor plan on all three levels."
Situated on an expansive lot (72 feet wide by 153 feet deep) surrounded by mature trees, the house backs onto a park and then the Red River.
The main level features a forward-thinking design dividing it into three distinct spaces: the kitchen in the centre, with a living room-dining room combination to the left and a family room to the right.
Though it's not an open-concept, great-room design, it achieves the same effect, Stirling said.
"It's a brilliant design," he said. "The kitchen serves as a hub in the middle, and wide doorways on either side make for easy flow from one space to the other. It's a great home for entertaining."
It's also a great home for another reason -- its glassified walls, a feature common today, but not a given nearly 20 years ago.
"No matter what room you're in, the amount of light that flows in is incredible, and the views -- especially out back -- are fantastic. The home's first third features a spacious living room with south-facing floor-to-ceiling windows and a dining room with an extra-high ceiling and another set of floor-to-ceiling windows that literally bring the outside view inside. It's about as good as you get as far as living/dining rooms go."
Next is the adjacent kitchen that, thanks to a design feature at its rear, may well top the dining room in its wow factor.
"The rear portion of the kitchen is basically an angled wall of windows that gives you the feel of being in a solarium," Stirling said. "It has a vaulted ceiling above that fills the area with light, too. There's also garden doors that lead you out back to a large deck and three-season sunroom with a knotty-pine interior, and that's surrounded by five windows."
The kitchen's functional and fashionable design is as fetching as the views, Stirling added.
"It's beautifully laid out, with a nine-foot centre island (white base with grey granite countertop) with built-in gas cooktop and wide aisles either side. There's also ample storage with lots of cupboards (French white), as well as a pantry next to the refrigerator."
To the kitchen's right and seamlessly accessed by a wide entryway is the 17-foot-by-15-foot family room that continues the theme of space, light and spectacular views.
"It, like both the living room/dining room and kitchen, was designed to showcase the view behind the home and to be as functional as possible," he said. "Another huge window gives you a view of the landscaped backyard and forest, while the interior finishes (a corner gas fireplace with black/grey granite surround is the focal point, along with a built-in grey entertainment unit) makes for a space that offers tasteful, understated luxury."
Meanwhile, a grand oak staircase sweeps majestically up to the home's second level next to a glass-block wall that allows even more light to stream in. The upstairs is filled with light, maximizes the view and offers roomy, segmented spaces.
Both secondary bedrooms are oversized, with walk-in closets and huge windows (one with a glass-block window), and are set well away from the master suite in their own wing with a four-piece bath. There's even a huge laundry room with a window that overlooks the backyard.
Set off by itself is a cavernous master suite that not only offers all kinds of space, light and the forest and river view, but another highly desirable feature.
"Not only do you get the forest view, but you also get a door that leads to a private balcony that overlooks the yard, trees and river," said Stirling. "It has a spa-like, deluxe ensuite with a corner jetted tub, five-foot shower and a white vanity with dual sinks. There are two walk-in closets -- one in the ensuite and one off the bedroom."
Head downstairs and there's a fully-finished, open-concept lower level that offers all kinds of flexibility.
"It's an area that offers space and privacy for the whole family," he said. "As it's laid out now, it's broken up into games, media and offices spaces. However, because it has four large windows, one area could be sectioned off into a bedroom if necessary. There's also a three-piece bath and all kinds of storage space."
Stirling said 70 River Pointe has much to offer parents looking for a quiet, central spot to raise their family.
"This is a large, remarkably well-maintained home on a good-sized lot in a choice location. Not many homes like this come up for sale over the course of a year. It's a solid, contemporary and tastefully decorated home ready for a family to move in and enjoy."
