It's been well documented that condominium living has its pros and cons. On the one hand, you get a turnkey lifestyle -- no maintenance to perform, just come and go as you please. On the other -- whether it be an apartment-style or townhome unit -- space, storage, and, to a certain extent, style could be in short supply relative to a single family home.

There are exceptions to that rule, with unit 6, 435 Pandora Ave. West being one of them, said Eric Neumann of Realty Executives First Choice. "This is a fantastic unit -- a 1,478 square foot, three-level townhome corner unit with three bedrooms and 2 1/2 baths in Park City Condominiums West," he said. "It's a next-to-new unit that was built in 2013 that features a contemporary floor plan and upgraded finishes."

The moment you set foot in the great room, you feel as if you've stepped inside a high-end home. The flooring, finishes and overall interior ambience feels like a single family home, not a condominium. "First of all the main floor features your own patio space (stylishly defined by white aluminum railing with white spindles)," said Neumann. "A generous foyer (with one-third wall to its left to divide it from the living room) takes you into an open-concept great room that features finishes such as high-end (cappuccino) vinyl plank flooring, granite countertops, espresso oak cabinets, a taupe tile backsplash and newer custom stainless steel appliance package."

He added the great room resembles a single family home in another two aspects of its design. "It's surrounded by large windows -- a huge picture window on the living room's front wall, and two oversized transom windows on the wall behind the living room and dining area. That makes for a great room -- there are so many windows because this is an end unit -- that's very livable because there's so much natural light."

Neumann said the great room's livability can be attributed to its high functional design. "All three areas -- living room, kitchen and dining area -- are very spacious. There's plenty of room for a table for six (or more) in the dining area, there's lots of space to move in the kitchen and around the island, and the living room has tons of room for furniture and opens nicely onto the kitchen and dining room. There's even a handy main floor powder room."

A wide set of stairs then takes you to the unit's second level, which oozes function due to a well-conceived layout. Five spaces occupy the second floor: a four-piece bath, laundry room, closet that neatly houses a high-efficient furnace and hot water tanks and two good-sized bedrooms.

"The two bedrooms are quite large and come with impressive closets, one is actually a big walk-in closet," said Neumann, adding the windows are huge. "The laundry room is neatly tucked away with a stackable washer and dryer, and the utility room is out of the way in the closet. The bathroom has an upgraded six-foot soaker tub."

Then comes something rare in a townhome condo -- another set of steps leading to a third floor. "It's a feature you don't often see," said Neumann. "In this case, the third floor has a great flex space that can be used as either an office, reading area or even a TV room." A set of sliding patio doors at the end of the space then lead to another design feature that isn't often seen in a townhome condo-- a huge third floor balcony.

"It's a wonderful, covered area with no-slip flooring that's at least 20 feet long and about 10 feet wide. You can sit there in total privacy enjoying treetop views with a drink or morning coffee, visit with friends, or just enjoy some time alone with a good book."

Last but certainly not least is the master suite, which, thanks to its positioning, is about as private as you'll find anywhere. "It's basically your own little oasis," siad Neumann. "Four windows let in lots of natural light, while its earth tone colour scheme (including plush taupe carpeting) give it a nice, calm feel. You also get your own three-piece ensuite, and a big walk-in closet."

The townhome's amenities don't end there. "An indoor (single garage) parking space is included, along with central air conditioning, all window coverings and Nest thermostat," he said. "And because this is a resale unit, there's no GST payable on the purchase price." In short, its a condominium that feels like a home due to its intuitive layout, positioning, and finishing quality.

"This unit's floor plan is exceptional," said Neumann. "It's just so easy to live in. And because it's only two years old, it's next to new. All the finishes are upgraded, so there's no need to do anything there. It's also a very quiet because it faces away from the road, and is an end unit. Condo fees are also very reasonable at $140 a month, too. Overall, it offers great style, value and utility."
